Beautiful Homes Inspire Me

001_mls In Louisiana our residential architecture is as diverse as a good gumbo. Interiors and Exteriors alike vary in style from French-Acadian all the way to Caribbean. Whether a home is new construction or an older home updated, one common element seems to be clear. Louisiana’s preference on homes is anything but bland. On new homes I love to see builders who add just a little “lagniappe” to set their homes apart and shift just a bit from that cookie-cutter feel. Maybe its only one bricked wall in the kitchen or even the bedroom. Or maybe something extra on the patio or fireplace mantle. Perhaps my favorite add…a New Orleans style gas lantern in the kitchen for ambiance…(Yes thats my signature element). 006_mls

Some of my very favorite homes to view are those with a few years on them where sellers have induced their creativity and updated. The perfect mix of character, comfort, and beauty! The home featured here is a new listing in Walker Louisiana. It sits on a gorgeous Tree Shaded 1 Acre lot in a quiet neighborhood. When recently updated, the sellers of this home added lagniappe without a doubt. In the kitchen the Honed Slate Counter Tops and Travertine Back Splash are unique and beautiful. Throughout the home you will see all new lighting and wood floors which both make it very modern. The Master Bedroom Suite is perhaps the most appealing feature. “Jumbo” Mortgage Rates Make History Falling Below Traditional Rates

As banks are competing for affluent borrowers, an odd trend has emerged in the mortgage industry: interest rates on loans for pricey homes , also called “Jumbo” mortgages, have suddenly dropped below those for smaller mortgages. This is an event that lending executives say has never happened before.
Jumbo mortgages are those that exceed the $417,000 limit. Interest rates for Jumbo loans, historically have been set higher than rates on what are known as conforming loans, which are backed by government agencies.
But suddenly, the relationship has flipped, and jumbo mortgage loans are currently more attractive. The average 30 yr fixed rate conforming mortgage was 4.73% last week, compared with 4.71% for the average Jumbo 30 yr mortgage.
Experts say the change in rates, between jumbo and conforming loans is unprecedented. Banks are getting more comfortable because housing prices are rising. Banks are also courting Jumbo borrowers because they typically have deeper pockets. They use their relationship with those specific clients to sell them other products.
For those in the luxury home market, whether buying or selling, take note of this rare event.

Architecture in Louisiana

Looking into Louisiana’s architecture most would find a vast array of old and new side by side. Many initially think of New Orleans’ French Quarter with the colorful, ornate and historic homes. However, much of the state offers not only the French inspired architecture, and the plantation mansions, but a plethora of family dwellings featuring their own unique characteristics.

Newer developments often offer a colonial style single story living with cathedral ceilings. The advantage of homes with this kind of architecture is, they are spacious, have clean lines, and can be customized with high end finishes to anyone’s taste. Although, some call those modern homes, “cookie cutters” due to the overwhelming amount of neighborhoods in the country with that architecture style. If your looking for the same space and clean lines as a colonial, an Acadian with its big front porches might be a good alternative.

Still not enough character? Look into a craftsman or contemporary style home. They both usually feature beautiful exposed wood beams and give the home a cozy welcoming feeling. Just don’t jump into an older home without good knowledge or backup. The walls can hide decades of trouble. Regardless if its your first or third, Louisiana has a large market with a multitude of different architectural styles to choose from.
