City of Walker named one of best places in LA to raise a family | News | Livingston News

Walker Among Best Towns in Louisiana for Young Families
  
Town receives high marks in education and growth
A consumer advocacy website, conducted a study on the best towns in Louisiana for young families, and Walker is in the top ten.
“NerdWallet” ranked Walker second after assessing the town’s cost of living, education system, and economic growth. The town’s school district received an eight-out-of-ten rating from the education nonprofit, GreatSchools. Walker’s residents also experienced the third-highest growth in income compared to all towns in the top ten.
NerdWallet sought to better inform young families and parents-to-be by analyzing towns across the state according to five criteria:
Public school ratings  
  1. Median home value
  2. Cost of homeownership
  3. Median income
  4. Economic growth

“Jumbo” Mortgage Rates Make History Falling Below Traditional Rates

As banks are competing for affluent borrowers, an odd trend has emerged in the mortgage industry: interest rates on loans for pricey homes , also called “Jumbo” mortgages, have suddenly dropped below those for smaller mortgages. This is an event that lending executives say has never happened before.
Jumbo mortgages are those that exceed the $417,000 limit. Interest rates for Jumbo loans, historically have been set higher than rates on what are known as conforming loans, which are backed by government agencies.
But suddenly, the relationship has flipped, and jumbo mortgage loans are currently more attractive. The average 30 yr fixed rate conforming mortgage was 4.73% last week, compared with 4.71% for the average Jumbo 30 yr mortgage.
Experts say the change in rates, between jumbo and conforming loans is unprecedented. Banks are getting more comfortable because housing prices are rising. Banks are also courting Jumbo borrowers because they typically have deeper pockets. They use their relationship with those specific clients to sell them other products.
For those in the luxury home market, whether buying or selling, take note of this rare event.

FSBO BLUES | LOUISIANA REAL ESTATE


I read an article last night in the wall street journal that really got me thinking. The article was about the founder and former CEO of forsalebyowner.com. In 2011, he listed his own 2,000 square foot, 2 bedroom, New York home for sale on his own web site as well as advertised it in various classified ads. After 6 months of sitting on the market, he sought the help of a licensed real estate agent. The agent told him that he actually had the home priced too low and was also targeting the wrong type of buyers. Soon after listing the property, they received multiple offers and ended up closing for $150,000 more than the original asking price.

Now granted, the real estate market in New York is quite different than here in south Louisiana. Yet, so many times I have watched fsbo’s struggle for months and end up losing more than they ever would have by simply paying a realtor commission. This seems no different than going to court without an attorney. Very risky. Time is lost, money is lost, & stress is high. I’m not saying that no one should sell by owner, but I do recommend at least this; consult with at least one successful Realtor. Weigh out your options and consider their advice.
